Atinirmal G. Pagarani, Managing Director of Dubai-based Yogi Group, shared insights into the evolution of property management and real estate in the emirate during his recent appearance on the Smashi Business Show. Leading a family business founded over five decades ago by his late father, Pagarani has expanded the group into construction, real estate, security services, building materials, and more, with property management remaining the core of Yogi Real Estate (YRE).

Reflecting on the company’s journey…

Atinirmal highlighted the importance of experience, describing YRE as “old rice” in the field—having witnessed the transformation of property management from handwritten agreements to government-regulated digital contracts. He emphasized balancing the needs of landlords and tenants, ensuring landlords’ investments are secure while tenants receive transparency, empathy, and timely support.

He recounted a challenging case where a landlord’s six buildings were illegally subleased, creating chaos. By stepping in and coordinating with authorities, Yogi Real Estate restored order, showcasing the company’s expertise in handling complex property situations.

Technology plays a critical role in modern property management

Atinirmal spoke about the upcoming Yogi app, designed to provide landlords with real-time property updates and financial reporting while enabling tenants to submit requests seamlessly. Digital tools, combined with government initiatives like Ejari, have enhanced transparency, efficiency, and trust.

Human understanding remains equally important. With Dubai hosting over 170 nationalities, Atinirmal stressed the need for cultural sensitivity. Yogi’s team is trained to communicate effectively with tenants from diverse backgrounds, respecting their preferences and ensuring clear, approachable interactions.

For landlords, he advises transparency about property history, realistic expectations regarding rental returns, and trusting experienced managers to handle day-to-day operations. According to him, professional oversight is essential as investors increasingly acquire multiple properties, leaving little time for direct management.
