Sharjah real estate: Al Marwan launches District 11, the UAE’s first AI-designed smart work resort

Al Marwan Developments has unveiled District 11, the UAE’s first smart work resort designed using artificial intelligence (AI) — a pioneering project that redefines how technology, sustainability, and business infrastructure intersect in Sharjah’s real estate market.

The development integrates advanced smart infrastructure with a human-centric design to support businesses, communities, and long-term sustainable growth.

Spanning 3.5 million square feet across 11 buildings, District 11 combines intelligent infrastructure, AI-powered management systems, and eco-efficient design to create an integrated ecosystem for businesses and investors.

District 11 in Sharjah

The project features a world-class hotel with 368 units and approximately 3,000 parking spaces, meeting the growing demand for modern, premium-grade offices and hospitality-led workspaces.

Strategically located on Sheikh Mohammed bin Zayed Road (E311) near major residential areas, Sharjah International Airport, and University City, the project offers a future-ready, cost-effective work environment for companies seeking expansion opportunities in one of the UAE’s fastest-growing economic hubs.

The launch ceremony also marked Al Marwan Group’s 47th anniversary, attended by senior officials, investors, entrepreneurs, and social media figures — reflecting the Emirate’s strong and collaborative business environment.

Intelligent infrastructure

Majd Al Zaiem, Executive Director of Al Marwan Developments, said District 11 would represent “a qualitative leap in Sharjah’s real estate landscape”, designed with global expertise and intelligent infrastructure to create a vibrant business ecosystem that bridges current investor needs with the ambitions of future entrepreneurs.

Al Zaiem highlighted that the use of artificial intelligence in District 11 extends beyond conventional automation.

It enables dynamic pricing, predictive maintenance, and energy optimisation, driving asset efficiency and enhancing the customer experience.

These innovations, he added, position the project at the forefront of digital transformation in real estate, supported by advanced governance technologies that strengthen reliability, competitiveness, and return on investment.

Sharjah investment appeal

District 11 is expected to enhance Sharjah’s position on the regional and global investment map, attracting companies and entrepreneurs seeking a smart, sustainable workplace.

According to Al Marwan Developments, the project will also promote economic diversification by creating direct and indirect business and employment opportunities, supporting the UAE’s wider vision for sustainable urban growth and innovation-led development.
